Real Estate Update Amid Coronavirus: Monday April 13 Through Sunday April 19

Latest housing numbers for Hunterdon and Somerset Counties. Both counties are holding steady with New Listings from last week to this. There was a noticeable dip, also in both counties with the number of Pending transactions. It was good to see the definite increase in number of Closed transactions in Somerset County.

There has been a slight uptick in the Average Days On Market (DOM), however that is not surprising given the fact that protective measures are in place for showings that tend to elongate the amount of time that it takes for a buyer to find a home that they want to offer on.

Also good to see is that Median List Prices are holding strong.

Town-by-town highlights from Hunterdon County:

  • New listings were spread fairly evenly throughout Hunterdon County with no single town having more than 2 new listings with the exception of Tewksbury Township, which had 4
  • Raritan Township and High Bridge Boro were tied for the most amount of listings that went Under Contract (Pending) with three each. Flemington Boro had 1 go Under Contract, and Clinton Township had two.
  • Raritan Township had the most sold (closed) transactions with 5. No surprise there, since it is the most populated area in the county. Readington and Union Townships each had 3

Town-by-town highlights from Somerset County

  • Bridgewater Township had the most new listings with 6. Bernards Township and Warren Township each had 5. Somerville Boro had 2
  • Hillsborough had the most properties go Under Contract with 5. Branchburg Twp, Franklin Twp, and North Plainfield each had 3.
  • Bernards Township and Bridgewater Township led the charge on closings with 8 each. Warren Township had 4, and Manville Boro 3.
